General Summary:  

                                                                                                          

This position requires routine manual labor associated with the daily cleaning, maintenance, security, and safe operations of District facilities. Employees in this job classification perform various duties requiring moderate physical strength. Typical routine duties include, but are not restricted to, performing tasks associated with the District’s housekeeping, snow removal, preventative maintenance, and grounds programs; examining school facilities and grounds for needed repairs and maintenance and reporting needs for maintenance when repairs cannot be completed at the building level; assuming responsibility for the overall cleanliness and conditions of assigned area; properly caring for and utilizing assigned equipment and supplies; maintaining and performing repairs on housekeeping equipment and electrical, plumbing, heating, ventilating, cooling, emergency lighting, fire alarm, and fire extinguishing systems; demonstrating acceptable interpersonal skills and working relations with co-workers, staff, students, and the general public; performing other tasks associated with the prescribed housekeeping, grounds, maintenance, and snow removal program; preparing and submitting reports; and performing additional tasks as required.

 

Essential Functions:

 

  1. Perform general maintenance duties associated with the District’s preventative maintenance program including inspecting and monitoring fire alarm systems; making minor electrical, plumbing, playground, door hardware, and HVAC repairs; changing filters and belts; removing and replacing defective lights, plugs, switches, ballasts, flush valves, diaphragms, and faucet washers; keeping ceiling tile in place; operating, cleaning, and caring for assigned equipment and supplies; preparing paperwork/reports and informing the Coordinator of needs or potential repairs and/or maintenance which cannot be corrected at the building level. (65%)
  2. Perform general cleaning duties including dusting, vacuuming, and cleaning chalkboards, erasers, pencil sharpeners, walls, ceilings, light fixtures, mechanical grills, glass, blinds, and drapery; cleaning and polishing furniture; cleaning windows; cleaning and disinfecting restrooms; keeping restrooms supplied with paper products, soap, and other items; wet mopping, sweeping, scrubbing, stripping, neutralizing, waxing, and spot cleaning floors; removing stains and gum from floors; and performing carpet care functions. (20%)
  3. Set up, monitor, and clean up for the lunch program; pick up and empty trash; pick up trash from grounds and playground areas. (10%)
  4. Water and maintain turf, sweep sidewalks, and perform snow removal operations; provide services for special activities; work closely with the Coordinator, staff, and fellow workers to provide feedback on building maintenance actions. (5%)

 

Qualifications:

 

Education Level:

 

  • High School diploma or equivalent.
  • Formal certified training in HVAC, plumbing, refrigeration, and electrical systems.
  • Completion of the District’s “Introduction to Mechanical Maintenance” and “Troubleshooting and Analyzing Mechanical Malfunctions” training, or approved equivalent.
  • Successful completion of the District's “Turf and Tree Management” training or approved equivalent for preferred status.

 

Experience Desired:

 

  • One year of successful experience in HVAC, electrical, and plumbing maintenance.
  • Three years' successful experience in HVAC, electrical and plumbing Maintenance for preferred status. Experience as Custodian III and/or Middle School Head Custodian and/or 50% of experience as an Elementary Head Custodian and/or Custodian II would count toward the three years.

 

 Other Requirements:

 

  • Basic knowledge of cleaning methods, materials, and equipment.
  • Basic knowledge of and ability to repair HVAC, electrical, and plumbing systems.
  • Ability to perform manual tasks requiring moderate physical strength.
  • Ability to operate mechanical equipment associated with the building maintenance, grounds, and housekeeping programs.
  • Ability to follow simple oral and written instructions.
  • Successful completion of approved housekeeping course(s).
  • Demonstrated knowledge of proper usage of housekeeping products and equipment.
  • Demonstrated mechanical aptitude identifying and making repairs to HVAC, electrical, and plumbing systems.
  • Successful completion of the District’s examination for Custodian III.
  • Ability to establish and maintain acceptable working relations with supervisors, staff, students, the general public, and fellow workers.
  • Work overtime as required.
  • Present a neat and clean appearance.
  • Complete required training.
  • Ability to work from ladder and scaffolding.

 

Preferred:

 

  • Able to perform assigned tasks in housekeeping, electrical, plumbing, HVAC, and turf with minimum supervision.
  • Demonstrates knowledge of proper usage of products and equipment.
