This position requires routine manual and technical labor associated with troubleshooting, analyzing, servicing and repairing HVAC, mechanical, electrical, electronic, plumbing systems and related equipment.  Employees in this job classification are under the direct supervision of the Mechanical Manager and perform various duties requiring moderate physical strength.  Typical duties include, but are not restricted to: troubleshooting, analyzing, repairing and replacing building systems and equipment; to include HVAC, plumbing, electrical and commercial kitchen equipment; assist with the implementation and evaluation of the District’s preventative maintenance program; maintain an adequate inventory of supplies and parts; identify and acquire replacement parts; complete relevant paperwork and keep records up to date; coordinate service activities of others; perform preventive maintenance and repairs of building equipment and systems.  This position also requires acceptable interpersonal skills and working relations with co-workers, staff, students and the general public.

 

Essential Functions:

 

  1. Troubleshoot, analyze, service and repair building HVAC systems and equipment to include: split system and package DX units, fan coil units, steam and hot water boilers, air handlers, chillers, heat pumps, cooling towers, pumps, DDC and pneumatic controls, air and water balancing,  variable frequency drives, water treatment, and changing air filters.  Service and repair commercial kitchen equipment.  (70%)
  1. Troubleshoot, analyze, service and repair building plumbing equipment and systems to include: water heaters, circulating pumps, water softeners, faucets, flush valves, multi-station wash sinks, piping and drain cleaning.   (10%)
  1. Troubleshoot, analyze service and repair minor building electrical systems and equipment to include: ballasts, outlets, switches, fire alarms.  (5%)
  1. Complete and maintain appropriate paperwork to include: daily and weekly time sheets, work orders, purchasing reports, refrigerant usage reports.  (4%)
  1. Assists with the supervision of and provides technical assistance to building personnel. Assist with training of Preventive Maintenance Engineers on building equipment and controls.  Assist with implementing and evaluating of the preventive maintenance programs for the buildings.  Maintains adequate supply of materials and parts.  Maintains District tools and equipment in satisfactory manner.  (8%) 
  1. Service and maintain swimming pool equipment.  Test and adjust chemical levels of pool water.  (3%)


 

Qualifications:

 

  1. Education Level:
  • High School diploma or GED.
  • Two (2) year Associate Degree Program in HVAC.
  1. Certification or Licensure:
  • Must possess a Master ACAD Contractor License from the City of Omaha. Must keep license current by taking required Continuing Education courses and annual training.
  • Must possess valid driver’s license and meet all District requirements for driving District vehicles.
  • City of Omaha Grade III Stationary Engineer License required or will be acquired within 13 months of assignment.
  • Nebraska State Pool Operators License required or will be acquired within six (6) months of assignment.
  • EPA Universal Technician Certification for Refrigerant Handling.
  1. Experience:
  • Eight (8) years experience in the HVAC field or
  • Must be able to complete 100% of the Essential Functions with minimal assistance.
  1. Other Requirements:
  • Possess a valid driver’s license and meet all district requirements for driving school vehicles.
  • Be available for on-call rotation and overtime as required.
  • Physically able to perform required responsibilities.
  • Ability to perform tasks alone, or with others as project requires.
  • Ability to set up, safely operate, and care for all basic hand and powered tools.
  • Basic math and the ability to measure and calculate quantities of material.
  • Ability to follow simple oral and written instructions
  • Ability to read blueprints.
  • Work with contractors for a satisfactory completion on contracted projects.
  • Ability to work in cramped crawl spaces and to work from various lift apparatus which may exceed 25 feet. Ie. Scissor Lifts, Ladders and Scaffolding.
  • Update prints when changes and updates are made.
  • Ability to demonstrate desirable working relations and work habits.
  • Ability to plan implement, complete, and evaluate the complete mechanical maintenance program on the District level.
  • Capable of reading and interpreting working drawings and schematics.
  • Ability to supervise and coordinate personnel engaged in maintenance work.
  • Ability to set-up and maintain parts inventory and records.
  • Ability to establish and maintain cooperative working relationships with staff and others.
  • Presents a neat clean appearance.
  • Ability to work in adverse weather conditions.

 

                Preferred

  • Demonstrates on-the-job advanced knowledge of and able to troubleshoot, analyze and solve complex problems associated with the following: Electrical installations, electronic control, and electrical codes; heating systems; refrigeration systems; pneumatic controls; and plumbing systems.
  • Actively involved as a member of a professional organization in HVAC field.
  • Participating in training courses or seminars in HVAC, phone, intercom, energy management, clock systems, etc.
